What's included in the price
Every spray foam removal job includes:
- removing the foam by hand from the rafters and the underside of the roof,
- wire brushing the timbers to clear the remaining residue,
- bagging up and taking away all the removed foam, so you're not left with any waste to deal with,
- leaving the loft cleared and the timbers visible for your surveyor or mortgage lender.
What affects the cost of spray foam removal
Size of the roof. We price by the square metre of roof covered in foam, so a larger roof costs more overall. A small bungalow or terrace loft will cost considerably less than a large detached house.
Access. A loft with a good-sized hatch, boarding and decent headroom is quicker to work in than a tight, low space with limited access.
Type and thickness of foam. Some foam comes away more easily than others. Thick layers, or foam that has been sprayed over the felt and into every gap, take longer to remove.
Condition of the timbers. Spray foam can hide damp, rot or other damage. Once the foam is off, any timber repairs or other remedial work are quoted separately, and we'll talk you through what we've found before doing anything extra.
Example cost
Spray foam removal is priced on the area of roof covered in foam, not the floor area of the loft. For example, a roof with around 50 m² of foam on the underside would cost from around £1,400 + VAT (£1,680 including VAT) to remove, with waste disposal included. If you'd also like new insulation fitted afterwards, that starts from £1,400, currently with 0% VAT.
Replacement insulation after removal
Once the spray foam is gone, your loft will need insulating again to keep your home warm and energy efficient. We can fit replacement insulation from £1,400. Energy-saving insulation installed in homes is currently zero-rated for VAT until March 2027, so there's no VAT to add on top.
Is spray foam removal worth the cost?
If spray foam has been flagged in a survey, it can stop a sale or remortgage from going through. Many lenders won't lend until the foam has been removed or inspected, and buyers often ask for a price reduction that's higher than the cost of removing it. Removal gives you a clear, inspectable roof space and is usually the quickest way to get a sale back on track. See our guide to spray foam and mortgages.
